Neat spacious farmhouse located in a bustling small town!
Just south of the beautiful shopping city Pécs is the small and bustling town of Kozármisleny. Everything can really be found here such as hotels, banks, food and beverage outlets, shops, supermarkets, gyms and so on. The shopping city of Pécs can be reached in just under 5 minutes. Kozármisleny has an old and a new part where the new part is fully built with luxury and expensive houses and villas. The old part is the original Kozármisleny with the classic farms and houses. It is wonderful to relax by the lake in the middle of the city. Of course the connections and public transport are simply excellent.
Here it is about location, location and again location!
The classic farmhouse is located in the old part but the center can be reached in a few minutes. The location is on a corner with its own rear entrance and an entrance at the front. Good parking options for the car and the rear entrance makes it easy to park the car on your own property. The whole is in a good and immediately habitable state but according to Hungarian standards so a (small) modernization will not hurt.
The plot of over 2200 m2 consists of 3 plots and is slightly sloping and one has an unobstructed view of the fields and the forest at the front. On the narrow but deep and wider flared plot are several usable outbuildings including a beautiful and spacious wine cellar.
The living area of the farm is approximately 100 m2 and is a hall, bathroom and pantry, separate toilet, open kitchen with dining room, living room and 3 bedrooms. You can relax under the spacious covered terrace of approximately 20 m2.
Electricity, water and gas are present and the drainage runs through the sewer. For heating there is a gas central heating and a tiled stove. Fast internet and TV connection are possible.
Here it is about location, location and again the location and considering the average house price in Kozármisleny (almost) a bargain!
Price: 21,500,000 HUF K.K. (approximately € 68,250) Purchaser’s costs.
